One of the realities of owning a home is that the foundation will eventually take on cracks. Unfortunately, there’s very little you can do to prevent these cracks from forming. Fortunately, however, they can be fixed.

Looking to learn a little more about foundation crack repair in Naperville? This guide has all the information you’ll need to know.

The Foundation Crack Repair Process

Foundation cracks can appear on both the interior and exterior of a foundation. While the repair process for interior and exterior cracks is similar, there are some differences. We’ll review these similarities and differences below.

Interior Repair

Repairing interior foundation cracks begins with a cleaning of the areas directly adjacent to the cracks. Water, a towel, and a variety of other tools are used to wipe away existing residue, ensuring that the repair isn’t contaminated in any way.

Once the area has been cleaned, the bottom portion of the crack is covered with a plastic port. This port is attached to the wall with the use of an epoxy mastic, ensuring that it can’t shift during the repair.

After the port has been installed, urethane resin is shot into the crack, sliding up from the crack’s lowest point. Once this resin has reached the top of the crack, the injection is stopped.

Finally, a sealing port is added to the top portion of the crack, once again attached to the wall with the use of epoxy mastic. Once this port has dried in place, the repair is finished.

Exterior Repair

Exterior foundation crack repair begins with digging a hole. This hole is dug so that access can be gained to the crack. Once access has been gained, the area around the crack is cleaned until all of the residue is removed.

Next, a substance called bentoseal is placed over the bottom portion of the crack. Once this substance has dried, a polyurethane seal is placed over it, covering the entirety of the crack. To solidify it, it’s supplemented with a substance called visqueen.

After the crack has been sealed, the hole that was dug is filled with both bentonite powder and bentonite board. These substances are then covered with soil. Once the soil settles (within a couple days), the repair will be complete.

In What Ways is Foundation Crack Repair Beneficial?

Foundation crack repair offers a number of benefits. The most prominent of these benefits include the following.

Flood Prevention

When water runs down into the ground, it flows through any available crevice. As such, if there’s a crack in your foundation, it will allow water to flow through it. This can lead not only to a wet floor, but to full-blown flooding. Foundation crack repair ensures that the foundation is solid, preventing all risk of water leakage.

Mold Reduction

Where water goes, mold follows. Therefore, by sealing up foundation cracks and keeping water out of your basement, you are effectively keeping mold out of your basement as well. This helps maintain both the aesthetic and safety of your home.

Foundational Reinforcement

Not only does foundation crack repair stop the inward flow of water, it also helps to reinforce the foundation itself. By patching up foundation cracks as they form, you can preserve your foundation for years to come.
